With 2,811 homes on the market as of July 31 and 1,134 new listings, buyers finally have options—and they’re using that breathing room to be more selective.

Montgomery County remains an active market, but buyers have more choices and are becoming more discerning. The typical home value sits at $619,247, which is down slightly (1.1% year over year). While it’s not a dramatic drop, it does reflect a market that’s recalibrating and finding a new balance.

Buyers are picky — and honestly, they should be.

With more inventory on the market, buyers finally have the luxury to compare homes carefully. Details like updated kitchens, fresh paint, smart pricing, and great photography matter more than ever. In today’s market, standing out is essential.

Pricing is everything

While the median sale-to-list ratio sits at 100%, the real story is in the details:

  • 42.5% of homes sold above list price
  • 35.1% sold below list price

This perfectly illustrates the point: “Condition, location, presentation, and initial pricing are separating the winners from the rest.” In other words, pricing isn’t one-size-fits-all anymore. It’s a strategic decision that can make or break your sale.

Homes still move fast — but only the good ones

The median time to pending is just 12 days, which is speedy. However, recent reports show that many homes are sitting on the market longer. The takeaway? Well-priced, well-presented homes still fly off the shelves. The rest… not so much.
